Price Up Again, The National Sales Price of Property in May Goes up by 10.7% Compared with Last Year

The booming index of national real estate development forecasted by the National Statistical Bureau indicates that the category index of sales price for commercial properties is 101.51, arising 2.18 point compared with that in April, that is the first time up over 100 point since September, 2001. From January to May, the national average sales price of commercial properties RMB2,708 per sq/m, 10.7% up and 3.7 point up compared with last year. 

The statistic also indicates that the sales area of national commercial properties reached 831,000 sq/m from January to May, 30.9% up compared with last year.   统计显示,1至5月份,全国商品房完成销售面积8310万平方米,同比增长30.9%。其中,销售给个人7839万平方米,同比增长32%。商品住宅平均销售价格为2479元/平方米,增长8.3%;办公楼和商业营业用房的销售价格分别上涨22.5%和12.8%。分地区看,商品房平均销售价格最高地区的上海、北京和广东,每平方米平均售价分别为5381元、5156元和3877元。

  5月末,全国商品房空置面积为9706万平方米,同比增长2.4%,增幅比去年同期回落6.8个百分点。其中,空置一年以上的商品房面积为5610万平方米,同比增长30.7%。分地区看,东部地区商品房空置面积6012万平方米,同比下降3.2%;中、西部地区的商品房空置面积增加较快,增速均超过10%。
